AllRoost is a search engine for vacation rentals. We index properties and route you to the host's own booking site or to a third party platform. We do not own the properties. We do not take payments. We do not handle bookings.

What we are not

We are not a hotel. We are not a property manager. We are not a travel agent. We are not a party to any rental agreement between you and a host. Any contract you enter when you book a stay is between you and the host (or the platform you book on).

Accuracy of listings

We try to keep listing information current. We pull data from public iCal feeds, property management system APIs we are authorized to use, and host submissions. Information may be out of date. Pricing on AllRoost is informational only. The price you actually pay is set by the host or platform on their site at the time you book.

Acceptable use

You agree not to scrape, copy, or republish AllRoost's listings or aggregated data without permission. You agree not to attempt to disrupt the service, probe for vulnerabilities (other than legitimate good faith security research), or use AllRoost to harass hosts or other users.

Content from third parties

Property photos, descriptions, and ratings shown on AllRoost come from the hosts or platforms where the property is listed. We display this content under the understanding that the hosts have the right to publish it. If you are a host and believe your content has been used without permission, email us and we will remove it.

Disclaimers

AllRoost is provided as is. We make no warranty that any property is available, that the price shown is current, or that the host site you are routed to is operating correctly. Use of any host site or third party platform is governed by that site's own terms.

We are not liable for losses, damages, missed bookings, cancellations, refunds, or property issues. All booking and payment relationships are between you and the host or platform.

Hosts

If your property is in our index and you would like it removed, email us. We will remove it within 5 business days. There is no charge to be in our index and there is no charge to be removed.

Affiliate disclosure

AllRoost may earn affiliate commissions on third party services shown on the site such as travel insurance, rental cars, and ski passes. These commissions never come from property listings or property bookings. Hosts and guests pay no fees to AllRoost.

Changes

We may update these terms. Material changes will be posted here. Continued use of AllRoost after a change means you accept the updated terms.

Governing law

These terms are governed by the laws of the state of Colorado, United States, with the exception of conflict of law provisions. Disputes will be heard in the state or federal courts located in Denver County, Colorado.
